Secondly, how many doors are you managing?

Hi Lee, I’ve been investing in Memphis and Detroit the past few years (scaled to 9 doors now) and I feel like both markets are good for landlords and also great markets to continue to build your portfolio.

Networking with the professionals in your market will start to open doors and opportunities to collaborate will arise! 

They have larger offices with more agents to network and learn from, training meetings, etc.

Non-renewal notice sent today and posted on their door, allowing for them to leave anytime between Feb 1 and March 31 with a refund of their rent on a per diem basis (if they've paid for that month). 

I am not sure how active his company Open Door is on BP.

Without accounting for management fees (I have not yet decided if I will try to self manage), and with planning to raise rents to typical market of $825 for each of the smaller units, and $1200 for the larger unit, does this seem like a worthy first investment? 

ONLY knock on doors and ONLY within 10 days of the auction. that is when folks are getting a reality check that they must do something.

Most of the time I do the BRRRR strategy and I have scaled to 9 doors now, one of which I'm planning to flip.
