Be diligent about the numbers and making sure that they are accurate and you should be safe or at least you're hedging your bets against numbers rather than feelings or irrational business attitudes.

I've been told by several agents that investors are holding back and I'm starting to wonder whether I should be worried about bidding against  "irrational" homeowners.I was initially aiming for a 7% gross yield but 6% is now looking more realistic.Should I also hold back?

Raul, there's a lot of irrational optimism out there right now.

The math might work out for the duplex to remain a decent investment, especially since I've already gone through the hassle of buying it and doing a good bit of upgrades, but man, the mental stress I have whenever something goes wrong is irrational but real.

Please reassure me before I do something irrational!
