Although there are numerous safeguards, contracts, escrows, that can be used to mitigate the additional risk, that risk can not be eliminated.

It's typically someone who only has certain amount to invest in and wants to buy cheap properties in the Midwest (like the numerous posts on BP).

Second is the ongoing rental stream.You will always "numerically" make more money developing/renting versus buying/renting. 

I believe that this approach minimizes downside by exploring the numerous currently for sale opportunities with assumable mortgages.

In the meantime I read every book I could find on commercial real estate; attended every commercial real estate meeting in the Houston area, and spoke to numerous commercial brokers.

My view is that posts on the impact of Kamala’s policies on RE should be allowed and posts like this one and numerous others should not be allowed.  

This is a safe place for my CO investors to vent.In all seriousness, the dramatic policy increases I have seen numerous investors stomach right now is making us all scratch our heads and wonder what alternative options are out there.

I can’t speak on behalf of a short term rental, but for a straight rental, you’re probably better off filling it in IMO.I had a house with a pool in an c+ area and after considering it will probably just invite parties, etc. plus the liability I had it filled in.
