I worked in different fields for decades, was a stay at home mom, then activated my real estate license (it was inactive for 15 years and I stayed up on my continuing education). 

we did the first 3 in a 18 month period we used internal funds so no debt.. these were 350k to 400k all in projects.. so U need cash to be a spec builder or you need investors if you dont have cash..

I have always had an interest on Architecture and Design of real estate How did you find this deal and how did you negotiate it?
