They either don't understand your laws or they don't have good policies in place.

Insurance fell dramatically since a new roof was put on and I switched carriers. 

For example, what is the monthly revenue for the property and what are the "All In" expenses, including mortgage, taxes, insurance, utilities, repairs, etc...

Life Insurance covers everything 

And now they have changed their policy so the host has to ask the guest with bad behavior for the payout of damages.

I bought it last year and thus far have: 1) Appealed assessed value to bring down taxes, 2) Got better (less expensive) insurance, 2) Rehabbed 3/4 units, and 3) increased rents $300-$400 per unit along the way.

- Controlling costs for payroll processing, unemployment charges, workman's comp and liability insurance- Coordinating ServiceTech & tenant schedules for appointments--- There are several industry vendors that focus on just this!
