Remember, we never look for simple ways :DThe situation that I'm inquiring about will arise when we buy a flip with hard money, do a rehab and want to sell the house without waiting for subdivision to go through (rental with hard money won't work and we are not interested to refinance either).

I had thoughts that "legitimizing" my business would be a smart first step.a.k.a. making a website, having business cards, getting a separate "business" phone/voicemail to answer prospective leads inquiring about properties or offering them.Would anyone suggest that this is the right direction to go before spending money on direct mailing campaigns/driving for dollars/running advertisements via craigslist or any other source?

There is a group specifically for women in real estate as well.They do offer discounts though out the year on the sign up fee (or at least they did when I signed up), so you may inquire or keep your eyes open for those.

So they were window shopping for a vacation destination.It also lets me know if someone inquired and hasn't booked another property so you can reach out to them.AirBNB has AIRDNA or something like that that you have to pay for, but this data is free on VRBO.
