My friend and business partner is able to secure financing, so we would contribute a cash injection and he would be able to get financing for whatever we could not pay with cash. 

If it's just you and you inject money into the LLC and take money out on a monthly basis with "interest" it's just an owner distribution. 

If the walls have nothing in them look into getting injection foam don’t from the outside.
