Regarding the condo/townhome situation in Fort Myers vs Bonita Springs, I would say the more important things to focus on would be the association fees charged, what is included in those, and the rental restrictions of the association.

However, this would be pathetic RE returns and more so for out of country and it includes the far from certain appreciation.I suspect you will need to offer the 50% stake at a significant discount otherwise the investor could just purchase without a partner.  

Politely and clearly, make it extra clear that all information will be verified including income prior to the signing of any lease.
