Not impossible to get done, but if you never made a purchase like this before a lender will have a ton of questions and requests. 

There isn't enough land to build and it is mathematically impossible to build affordable housing. 

Typically people who really have done something extraordinary will tell people who they did it.It's not impossible, you could buy and close, do a two week paint and carpet rehab, find a cash buyer right away, close in two weeks, make 40k, not impossible, but highly improbable. 

As you grow larger it will be impossible to meet even a fraction of your tenant population.

For new STR owners it's going to be difficult to get going with more competition - but not impossible.

Ones that never return calls, never fix anything, impossible to reach. 

I was challenged when folks said it was "impossible" to do, and rose to the challenge to find a few.
