Kauai is an expensive market with high overhead but I have 15+ years of solid returns so ignore those who say its an impossible market. 

Finally I asked for to them to cancel my membership and a refund and they just ignored me. 

Unfortunately, sometimes people are ignorant of their ignorance.

Our approach for implementation is to break all repairs into 4 categories by priority:1) Health & Safety - most important as could result in tenant lawsuit2) Property Preservation & Government Requirements - don't ignore a roof leak that costs hundreds to fix now, but will costs thousands in the future.

And this is not the case for a true flip, as in Basit's #1.Mentioning #2 creates a dangerous incentive to ignore the rules applicable to flipping and rely on a flimsy declaration of "intent" to hold the property as a rental. 

I loved ignoring “you shouldn’t” advice, but I decided this project was too big for my typical hard headed stupidity and I began looking for a GC.It quickly became clear that building in a rural mountain area, despite being only an hour outside of Denver, meant a limited offering of contractors.

TOO MANY PEOPLE ignore this and always assume every wholesaler (likely most, I agree) is marketing a property they have under contract without a buyer already lined up.

Initially we had intended on starting our real estate journey through multi-family house hacking, but this opportunity popped up first and it was hard to ignore.
