My cash flow calculation is based on accurate and ideally conservative underwriting that includes all expenses including maintenance/cap ex, vacancy, PITI, book keeping, asset protection, misc.I would never bother with a unit for pure investment that was projecting anywhere near as little as $300/month total return. 

I do think that having a contractor give you quotes is MUCH better, but often not completely practical or ideal either.

Narrowing our focus on ideal clients has made us more efficient overall.

Yet you can't debate the basis of my argument on why this is not an ideal model.

I think PG&E actually filed bankruptcy from that.

Ideally, you know every cabinet placement, tile selection, etc when you meet the contractor for bids.  

(condos are cheaper, but not always ideal and the condo fees take a lot of the rent that could go to your mortgage).
