Getting through that process to arrive at a "shovel ready" project is no where near as capital intensive as ground up horizontal and or vertical development and can be very rewarding if it is done correctly and provides the option to develop all or part of the project yourself or in a JV with investors.I am working on a 30 acre site that will be developed as a "build to rent" single family project that will provide the value add opportunities note above.

The reason why the basement wasn't constructed like that in the first place was that it was difficult to hang cast-iron pipes horizontally with a slight pitch off brackets in the ceiling back in the days when cast iron drainage systems were the only alternative.

Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

When going taller than 10' on the front wall it is without question going to require a wider footer, typically larger diameter rebar, the block wall will require vertical and horizontal rebar as well with the concrete pour.
