I'd compare the cost of the buyout vs. the penalty you'd get hit with IF you refi or sell. 

In my opinion if you could get the 10-pack in the 600-615 range (assuming due diligence irons out), then they could hit that 10% CoC as-is.

Hi Shaheen, rental properties often get hit with higher tax rates because local governments see them as commercial investments.

For example, say it were a 2bd/1ba property, I would just list it for 1 nurse to stay and I would hit my cash flow goal.
