So many newbies are told initial cash flow is the most important metric and bail the goldmines in LA or NYC for greener pastures which are really browner than brownstones when compared. 

And then the required PPM risk factor disclosures all written in legal ease that point out every single thing that can and probably will go wrong including the very real possibility of alien life forms taking over the planet (a bit of an exaggeration but you know what I mean).  

Even with Powell raising rates by another 0.5% yesterday, the 30 yr fixed rate continues to drop.Plus unemployment and CPI numbers are good.Just like everybody else on this planet I have no clue where the real estate market is headed next year.

I agree @Dan Heuschele...California may-as-well be a different planet...nowhere that I know of in the Midwest can come close for historic appreciation.
