Less expenses: Stop going out to eat so much, trade your car for a cheaper one, sell the $5000 golf clubs for $1000 ones, 1 vacation a year instead of 2 or 3 a year because "I deserve it", cut the grass yourself.I am being a little silly, but seriously get on a budget and see what you need to do to cut expenses or where you can work a little harder.

With that being said, I’m pretty good at talking myself out of business for the benefit of others and have done so for the last seven years when it comes to my turnkey company.So I might as well do it again.I know we all love real estate as it’s a safe haven.Real estate is an asset that you can touch, see and feel and it makes sense in so many ways.But for those that can swallow the swings of the stock market, it is my opinion that you should be investing in stocks right now, not necessarily real estate.

In your case, if you have $100,000 on the sideline I don't know if I would necessarily invest all of the capital unless it is in at least a B neighborhood and play the long game, rather than invest in the more volatile markets and swing for the fences.

Honestly, from the pictures I am unsure where the 16k is going.The ARV also seemed a bit tricky, but honest, some of the quick sales in the area were across the street on a golf course that I imagine would inflate the price of that sale.
