Listing on the Open Market normally gets you a higher price.- Get pre-qualified with a credit union/traditional lender while your home is for sale citing the money you'll get from the sale of your current home as a down payment- Complete the sale your home and purchase of your aunts home in the same day.

They originally listed at 500k. 

Sometimes they'll have gurus come thru that charge more for a full day class or more extensive training.I've posted before some lists of area meetups...each has a little different twist and following. 

And, FMV on 1/6/25 is not FMV today because now you don't have a lot in an established neighborhood, you have a lot in a disaster area which comes with the challenges I listed above.We built about three dozen "fire lot" homes after our fire--all lots acquired off MLS or from owners that came to us (we didn't market for lots), and not at a price that anyone would call a "discount". 

I imagine that the list is short and full of risk.

Initially, I had listed it and found a buyer, but the deal fell through when the buyer had to back out.

I put $20k into rehab and have had it listed for 50 days at $235k. 

Paid 77% of the original list price on this new construction home.
