If yo plan to buy and hold, make sure you have a good property management company ready as well 

I am trying to see what is the best way to find Hedge funds that work with wholesalers and wanted to get some advice.

So, the sooner you evict the better.If you are worried about embarrassing holiday events, hire a Property Management Company and let them be the bad guys.

@Ankit Maheshwarii don't have experience with these companies, but what anyone says or does or promises or emails is irrelevant. 

If I were to look for other funding I’d look for an investor with a set return.

I am a mother of 2 and trying to get into this to save up college funds for them when they grow up so that they too can chase their dreams in life.

@Stephanie SelbyRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

If you are focusing more on turnkey's then I'd suggest partnering with one of the investment companies so you can buy a property that's been completely renovated and that has a resident already in place.

No one has x-ray vision to see inside walls or underground, so you should have 10-20% in contingency funds just in case.
