I do however believe we'll see more inflation over the next few years than we've seen before and a lot of that currency will flow into assets like property.

Many of the most common losses (fire, water damage from pipes bursting for ex.) are preventable and usually don't take a whole lot of effort to avoid.Lastly, I would just say that documenting any conversations in regards to repairs you are planning to do when a situation like this arises is always best. 

For ex: some areas come under flood zone will require flood insurance etc.

From what I have researched so far, I would say foreigners with strong currencies looking for good yields would do well to explore commercial property investments.It's more difficult to find residential properties that cashflow, especially in Cape Town.Jon

They'll buy in dollars vs. another currency based on the value of the currency. 

For ex, my SFH is 2400 sq ft, my basement house hack is exactly half of that, so I can write off 50% of my mortgage.  

I see the best plays right now in countries with currency plays (Brazil) and/or heavily dependent on tourism which has been crushed  by Covid (Italy).

In your instance, make certain you get her to sign the Canadian version of the credit history authorisation as privacy laws in Canada are different and tighter than those in the U.S.A.Banks in Canada, as anywhere, will charge to convert currency.
