Problem is two fold from my purview.  1.

Our situation:8-plex, no washer/dryer hooks ups in units, separate laundry room accessed from the outside with a key, each tenant household is issued a laundry key, rules for use of the laundry are posted in the laundry room and written into the rental agreement, laundry room hours are 8am-10pm, there's a natural gas hot water heater, one electric washer ($1) and one electric dryer ($1) - which is less expensive than local laundromats, one utility sink, one laundry work surface attached to the wall for tenants to sort and fold their laundry, one baseboard heater, one floor drain.

My answer is simple but two-fold.1) I needed to take care of my family at a level that my career couldn’t provide.

I have never invested in single tenant NNN deals, but my concern is two fold: credit quality (fairly easy to assess going in) and renewal risk.  

He had a little tiny folding bicycle in the back of the plane, and at least a few of the houses were within biking distance of the airport.

The accounting entries for the action are two fold.

So if you have a partner and on behalf of the partnership he incurs a debt of a million and the business folds you are personally liable for that million dollars. 

Try not to overleverage yourself although BP is all about leverage, I've seen too many people fold in a downmarket because of this.

The letter was one side of one page printed on 24# paper printed and tri-folded at Staples so the address showed out the window when inserted.
