They can look up the property details, figure out if there are liens, etc.Normally a bird dog is new and all they are doing is beating the bushes to flush out motivated sellers.

I got a call the other morning at 4am from a tenant that was distressed because another tenant had come home drunk at 2am, turned up the stereo and proceeded to pass out in her apt, and none of the tenants could get her to come to the door so they called the police and after an hour of beating on the door they finally woke her up at 4:30.Try a sewer pipe backed up because a tenant flushed feminine products down the toilet and your the one that has to snake the system from in front of the blockage because it's the only way to get to it without draining 200 gallons of sewage on the basement floor, knowing that once you free the blockage you better get the snake out fast and the cap put on the clean out.

I just bought a house that needs nothing and is in move in condition and I am still putting $12,000 into it and I am leaving the kitchen go with its vintage 1964 flush pine cabinets and Formica tops.What will the fix ups be on this investment.

As a plumber I did want to point out one thing: sediment.No one thinks about it.On a new water heater you should flush it once a year, but few do.Gas water heaters will slowly fail to heat as well when the sediment begins to settle in the bottom, where the burner is of course.

I haven't set up a solo-401k yet but will be in the near future so now I am learning as much as I can to make sure I don't step into mud without knowing it.I believe based on your post, I really do need to hire a property manager to handle everything from assessment to executing a solution to whatever problem might creep up.My original thinking was as the 401k fund custodian I can't do any physical work but I would be able to take calls from tenants, as well as going there to assess the issue, for the purpose of determining which pro to call in to resolve the issue.However I also know while assessing the issue often time I might end up having to do physical work - such as reaching inside the cabinet to turn off the water valve, or flush the toilet to see what's happening, or opening and closing a window, or even turning on or turning off a light, those are technically all physical work right?

If it has well or septic, I'd drop it - there is simply too much 'big expense' risk, unless you are fairly flush with cash.2.

I went through a couple of pages of 'rental markets' search on the forum but didn't directly see this question answered.I've been researching properties in the Queens side of Floral Park/Queens Village/etc --  I don't see many listings for rentals (20-40) on Zillow, Trulia, Redfin, Hotpads -- does the low number of listings on the sites mean the neighborhoods aren't good rentals like other parts of Queens (Elmhurst, Woodside, Corona, Flushing, etc) -- where you might see 200+?
