@Ed Ventura the 5% FHA seems like it would fit your current cash situation pretty well.

Not every investor profile fits the SF market. 

For me it’s not a one size fits all type of situation.

@Jonah Gunalda you fit the profile of a large segment of the passive investing community--someone who has a good income from something they are really good at, and would like exposure to real estate in their investment portfolio without distracting them from that very vocation that put them in the position to make such an investment in the first place.There probably isn't a "typical" profile of folks who do not and would not invest in syndications. 

Unlike traditional bank loans, private lenders offer quicker approval, fewer requirements, and the ability to customize loan terms to fit the project.

Based on what you told us, I dont' think Reunion would be a great fit.

So I have a 64" pocket in a new 1bd cabin build that can fit an integrated vertical twin murphey bed in the living room with side dressor or a row of book shelfs + cab.

My advice is to check for markets that fit your investment strategy and goals.
