Otherwise you are going to end up with a bathroom that looks and feels cheap, and that won't help you get your asking price.The midpoint would be to demo the tub and tile and put in a prefab fiberglass tub/shower enclosure.

Lowes sells the Pella brand -- I feel they're not as well made.I pay about $170 per replacement window and I can remove an old double-hung window, remove the weights, insulate the weight cavity with rock wool or fiberglass insulation, and put in the window in about 2 hours each.

These houses still have wood in the roofing, doors (could be fiberglass/composite), and trim but just an all around better way to go for investors.

The size of the rafters will set the thickness of insulation you can install; for R-38 as required by code, to use fiberglass batts, you would need 12 inch rafters.

This takes a while and can be pricy, but if you're working in a high-end historic house it can work wonders.If you're a true glutton for punishment and have a wall that has significant cracking and problems, you can order 3' wide adhesive fiberglass mesh, apply it, and skim coat the whole shebang.
