This is going to happen to all of the explosive markets: San Diego, Phoenix, Nashville, etc.

We are from there originally and travel to the area to see family and the explosion of the number of people traveling to the Hocking Hills has made it the 3rd most visited place in the state of Ohio behind Cedar Point, Kings Island.

I have a family member who owns commercial property in a highly desirable (luxury) area on the east coast that has seen explosive growth over the last 10+ years.

If the new terms are acceptable to both parties you move on to the next phase.Obviously you don't want your offer to be shopped, but there is not much to do on this end (you could also make an explosive offer yourself, if you so desire).

This is where the real equity explosion comes in.

There is a huge explosion in LALTS or liquid alternative assets, essentially ETFs and MFs that have a portfolio of alternatives so many people who had no way to invest in alternative assets, other than self directing and actually buying the hard asset, now have a securitized asset that they can invest in.
