As an agent I often times refer to emotional appeal as a large factor on what drives purchase price.

It either has to be indicated by the agent on a listing description (rare) or you have to do it the old fashion way which is to call and ask directly.

Low and behold, now they want us to put down another $40,000; the seller wants another $5,000 added to EM and seller's agent wants their commission of $4,000.Do the math: 190,000 + 15,000 + 25,000 + 4,000 + 4,000 (our agent) + 40,000 = $278,000 for a fixer upper.

Being a licensed agent in New York gives you a great advantage in finding and evaluating deals.

Most folks start as leasing agents and work their way up from there.
