I have my taxes/insurance figured into my Net Operating Income, so I should exclude taxes/insurance from my Debt Service costs, correct?

I like to rent to "untouchable" applicants like these with something in their application that excludes them from 90% of the market as long as I can get a premium rent amount for doing so and adjust for the risk.

@Huso AkaratovicYou may be eligible to exclude up-to $250,000(if not joint - otherwise its $500,000) of the gain if you lived in the house for 2 out of the last 5 years via section 121 exclusion.I wouldn't wait till the very end because you have to factor in the time it takes to find a seller and close on the property.

@Roston ElwellSection 121 is the code section that allows you to exclude $250,000/$500,000 of the capital gain on the sale of a personal residence depending on if your filing status.Section 121 requires you to live and own the residence to take advantage of the exclusion.You will satisfy the requirement of living in the house.

In your situation, I would say this deal becomes a very poor investment after you move out (especially considering your $392 monthly cashflow, excluding the cost of your time and energy spent managing it, and perhaps some utilities expenses that may or may not have been accounted for here).
