this is a direct relation to lack of inventory.. new construction on many markets is as robust as its ever been.. we have had spectacular years the last 3 years of course during covid was tough with supply chains but my 500k house I am now selling for 700k and my build cost have gone up by maybe 100k.. so record profits for us.. 

Similarly, 73170 is in a growing area with good schools and strong community appeal, making it attractive for both renters and families looking to buy.

Unfortunately, I see a growing trend of a lot of service members renting their homes at break even rates or at losses.

I am tired of preparing for the worst... preparing for the worst is killing me slowly and I might not ever make it to experience the best.

I'm still in the process of growing my portfolio, but have heard others 1031 all their smaller properties into a larger building and have a property management company manage, OR, set up a seller financing deal with another buyer that gives you the cash flow you desire. 

Yes, there are many out there that do it and nothing bad has ever happened, and I say kudos to that, I just would never do that.
