Subject-to purchases are very enticing, but they are becoming more and more regulated as the federal government has stated that any realtors or closing companies who assist in a FHA, VA or USDA loan subject-to transaction may have their ability to transact these loans revoked for up to a year! 

After the fact, you identified red flags and now understand why someone promoting on BP is no different than someone posting on other social media pages...it shouldn't automatically lend credibility to the company simply because they pay to promote themselves on BP.

And some of the guys he promotes are just as bad.

SOME OFFICES HERE AND THERE GO ROGUE AND DIRECT A MORE TRADITIONAL ASPECT OF THEIR AGENCY (HOWEVER, THE FRANCHISORS OF THE COMPANY PROMOTE THAT WORKING WITH INVESTORS SHOULD NEVER BE IGNORED- THEY HAVE A 3 HOUR SEMINAR FOR THEIR NEW AGENTS COVERING EVERYTHING FROM ASSIGNMENTS TO DOUBLE CLOSES (YES)!

I just went to real estate investing clubs and promoted the property for my first deals.

I know your company Norada Real Estate is a hybrid promoter/turnkey company. 

For example in Texas a finder is limited to a maximum fee of 10% of the net amount received by the beneficiary, thereby eliminating from profitability a significant percentage of deals.This is the same over hyped, over promoted, over promised, under performing opportunity as note broker, house wholesaler, etc.

My hope is the ROI can entice a  buyer,  bc it is truly turn key and passive income.
