Turning over some kind of commercial property is more labor intensive but it also scales quickly because of potential returns.

I think real estate due to the amount of money you can make and how quickly you can make it attracts people who may not understand the idea of sustainability and being consistent in what you do. 

I would encourage house hacking, you won't be cash flowing but it helps you save while you get your foot in the door with low DP.

This is a quick and dirty way to quickly make heads or tails of the property very quickly to understand if it’s insanely over priced.Lessons Learned: I should have transitioned to larger commercial deals sooner.  

These guru's pitch get rick quick with no money down, so people "want to be investors" but fail to start because they had unrealistic expectations from day 1.  

chBoard=tru...I was told I would get a faster response because they can take away his license and Builders normally respond to that more quickly than an attorney. 

Assigning contracts as a legal instrument when necessary is still fine, but not as a business practice.Gonna be interesting to see how it affects the investing community here, but I've been encouraging people to just take the title for the last couple of years knowing this ban was coming.
