Depending on cost, you could set up to take ACH payments through your bank, and get paid both the deposit and rent electronically. 

An agent friend of mine (I am a mortgage banker by normal trade) has an asst which is not tasked with very much, and therefore the agent is having a hard time paying her.

One county in Maryland files the deeds electronically and so its recorded the day of sale.

Also, when you do your taxes, do you file that "refrigerator" receipt with your taxes, keep them in your paper file and electronic file,  all the above, etc?  

Well...if you are interested in a judicial foreclosure, you may have to wait six months if the owner files an intent to redeem before you can evict.The reason judicial foreclosures were the norm for a while had to do with MERS (Mortgage Electronic Registration System).

If you don't want them putting it in your mailbox, they can put it under the mat, or put a rent box/slot on your door that puts the rent safely inside your house.Honestly I don't get it.Almost all of my tenants pay electronically, but I do still have 1 or 2 that bring me checks. 

Most major management companies offer this anymore so it will eventually become unusual to not accept rent electronically, it is more convenient for everyone as long as all parties know what they're doing.

But given that rent collection is all electronic and they use software to manage, it seems 8% is steep. 

That's the issue to fixin today's digital world I recommend taking payment electronically only. even my drug dealer takes venmo, Time to bring business into the 21st century.
