Well...if you are interested in a judicial foreclosure, you may have to wait six months if the owner files an intent to redeem before you can evict.The reason judicial foreclosures were the norm for a while had to do with MERS (Mortgage Electronic Registration System).

If you don't want them putting it in your mailbox, they can put it under the mat, or put a rent box/slot on your door that puts the rent safely inside your house.Honestly I don't get it.Almost all of my tenants pay electronically, but I do still have 1 or 2 that bring me checks.

Most major management companies offer this anymore so it will eventually become unusual to not accept rent electronically, it is more convenient for everyone as long as all parties know what they're doing.
