My vote is to repair, repair, repair.Water damage can lead to significant problems, from blistering / peeling paint to ceilings collapsing and electrical shorts.

It is zoned for SR7, a single-family home, but is being sold as a multifamily home since the property was converted into 2- two entrances, 2bed/1bath per unit, separately metered electric.

But if I get a general loan for the 25k in down payment, closing costs and holding costs I put in that would be electric.
