Some digging, gravel, and bags of asphalt would probably be fine.

But as long as there isn’t construction dust or chipping paint, there’s very little risk.

I've even supplied large thick (3 mil) contractor bags and moving boxes/tape.

Then they started unfolding this great big heavy duty plastic bag. 

You can't throw it in dumpster unfortunately.You can bag it up to make it easier to carry outside.The constable has to stay there until house is emtied out so you need to have a crew their to carry out the stuff.Then everyone will come pick through it and make a mess.Then you have to haul off the junk and clean up all the debris.

Don't ever believe a  drywaller when  they  say they will  do  it with  no  dust.

so I would only net 60% of the balance after the dust settles.I have enough to make up the other 40% in non retirement money so I can still close the deal. 

A lot of stuff in every room with some areas stacked pretty high with garbage bags.
