For example, if I purchased an industrial warehouse that sold widgets and the value that we derived for the property was $2,000,000 and I then managed to raise $400,000 from a total of 20 folks who were solely interested in a debt partnership with my company.

@Steve Babiak thanks Steve I thought so too.It was so confusing at the time and sounded to good to be true.. that I actually hired a top law Firm in Jackson MS to give me an opinion paper that I could as RE broker and HML who derived 100% of my income from being a RE professional that buying new construction rentals in the GO Zone would allow me to take the section 179 election.Did the same thing with airplanes in the day... but recapture is a beotch.

Hi Thomas,First, regardless of whether you own in your personal name or LLC, you really should have all of your properties on a commercial property form master policy type policy, with an agency that is licensed in all 50 states for many reasons, not the least of which are convenience, incrementally lower premiums, receiving some coverage you cannot obtain on a "personal" lines policy and really because anything used to derive income is considered by the IRS to be a "business" exposure, just to name a few.Pricing and structure of course vary by carrier and there are less than a hand full out there that can structure things the way I've suggested.Hope that helps.Ivan
