I'd ask around some GC's that are higher level they may have some decent project management/financial tools if they're at scale.

i keep seeing:1. buy out of state rental in a solid neighborhood with long-term potential (just as you are recommending) but then...2. have one rough tenant turn that costs a couple grand, and3. give up on real estate investing, and turn on everyone involved in the transaction for not guaranteeing that sweet cash flow in month 1 lol, yea there is a decent chunk of investors who get really butthurt by that one bad unit turn and just give up.

Hey Joshua,I'm currently in the throws of a development project in Brooklyn, and the $300 a sf model is a little light, especially if you plan on decent finishes. 

I think this is your moment, friends in the multifamily space, and that if you let it pass, you might not get better terms.It can, and, I believe, will, get WAY worse for borrowers in the multifamily and CRE spaces.  4 months later and the underlying points were right on, the 10 year shot up higher than you probably thought though. 

Knowing that if you find a deal that the team is looking for, you can get it off your plate quickly and make decent money.

A garbage disposal should be on a separate circuit, as they can draw a pretty decent Amp load.

I haven't found a good deal on the KitchenAid unit that is the standard but at $90, this might be worth a shot.

Hey Diego, I started wholesaling a long time ago by doing direct mail marketing and had decent success doing that.

@Brandon Eike  That's a decent amount to put down. 

CA is arguably #1 in the USA by a long shot for resource-potential-of-awesomeness.
