Welcome to BP,My advice would be to intern or shadow someone already doing the work you're mentioning.

Help them be their friend, this will help them be open to you shadowing them in a deal to learn the ins and outs.  

I am trying to learn as much as possible & I would love to hook up with someone in the Houston area & shadow them or just connect with them.

With the business and investment side of things you have to learn how those things work by experience and or shadowing a much more experience realtor.

My Thoughts -If Ownership is a Luxury Item then it should be very profitable to be a Landlord of Affordable HousingIt should be profitable with solid margins to Buy Slumlord Properties and Convert to Pride of Ownership RentalsIs there a Dark Downside of being a landlord in CA if > 50% of residents are tenants???

Then create a patio/entry for each lower unit by a simple screen of an above-ground planter from the post to the stairs, or maybe at an angle to where the stairs begin.The rest is comparatively very simple... don't paint the brick, do the siding in a darker dusty green, the window muntins in a very dark gray (it'll match the black powder-coated hog wire balusters), get a very LARGE round fake attic vent for the gable,https://cdn.shopify.com/s/files/1/2196/8707/produc...and install a clete at the bottom of the gable which will look like a horizontal supporting member for the second-story columns.Lose those shutters, paint the entry doors a very deep, rich color, with the first and second story doors slightly different.

This is the "dark side" of BRRRR that no one seems to talk about.

The contractor has now gone dark while still owing roughly $10,000 per my calculations.

It's off the Chicago Skyway so not bad for a shot in the dark land purchase.

Main problem is, there is what looks like 1-2 feet of still dark water sitting in the basement ( completely concrete unfinished basement no drywall or flooring).
