It took a problem tenant for me to give a crap about my contract I know I am only the one to blame but it would appear that B may not be applicable so if I renew on a month to month then I am married to the tenant until hell freezes over? 

If I take your option do I have to give deposit and first months rent back immediately or can I hold everything until they get all their crap out of the place?

Actually I do buy crap properties and fix them up. 

If you have her name I would google the crap out of that name and at least have a sorta a answer to it if you are thinking jail.  

Id start with that...its either overpriced or there is some issue that other interested parties have found and decided to pass on.I personally don't like buying flips as investment properties......to many crap jobs, horrible workmanship etc etc....and the number rarely workI would run my numbers and contact the seller....see whats the situation

You should either fix it as quick as possible or notify the tenants that the home is uninhabitable and force them to move.Your second mistake is keeping crap tenants.

One Has to see the option agreement to see if it is still valid......short of that it’s a crap shoot.

And, while I am happy to help out, no amount of my advice is going to do you any good if you don't get your crap figured out first.By crap I mean your finances, your goals, your team and your strategy for real estate investing.
