Hi Derek - shoot me a message or call and we can discuss Little Village, probably a good 75% of my business on both the brokerage and property management side is there, along with me being a resident house hacking my 2-flat.There's plenty of crap on the market here selling with hopes of huge appreciation like we saw in Pilsen, but the rents just aren't high enough yet to support that.

It took a problem tenant for me to give a crap about my contract I know I am only the one to blame but it would appear that B may not be applicable so if I renew on a month to month then I am married to the tenant until hell freezes over?

Id start with that...its either overpriced or there is some issue that other interested parties have found and decided to pass on.I personally don't like buying flips as investment properties......to many crap jobs, horrible workmanship etc etc....and the number rarely workI would run my numbers and contact the seller....see whats the situation

You should either fix it as quick as possible or notify the tenants that the home is uninhabitable and force them to move.Your second mistake is keeping crap tenants.
