If I build a full road to the property, I would have to build 240 feet before I would reach the corner of my lot. 

@jake knight All Good points  @Jeremy Tallman I have one in Brownsburg (Hendricks County) that doubled, but another one around the corner that increased a reasonable amount - (same square footage). 

If they don't trust me, they will cut corners another way and the quality of the calls will be terrible.

Our house in Florida (Four Corners) did great all the way up to April but it has fell off a cliff since our last guests checked out last week.

My aunt and I own on the same block and my grandparents are around the corner.

If you use the seller's agent, they are working with the seller or they must remain neutral (ie either way they are not in your corner trying to get the best deal for you). 

There are different levels of a cost seg study and there are residual methods to cut some corners but you will never come to a correct answer. 

Not sure if prices will just keep rising or if a crash is around the corner.
