best wishes  i dont do gap funding at all.. so no.. not something I would do we do JV deals every week but we have zero debt all cash and we control the process. 

My $2000 also covers stuff that inevitably break under normal use - I had to replace a washer $700, a stove $600, a microwave $100, and a grill $400, all  within last 2 years, and paid close to $1000 for various service calls by electricians and HVAC techs and pest control. 

The way I countered this (still not as good as buying a note with idle cash but I have checkbook control) is the money paid out from a note fund I invested in is at Axos bank.

I have been with AHP servicing couple years and do monthly deposit to them as my system "pay myself first".
