I found that I get much better success with FB marketplace, although a lot more tire kickers and flakes as well.I would not compromise on tenant screening under any circumstances as it would be more expensive getting rid of a bad tenant.

I originally thought a fair compromise was to keep half of the deposit, meeting them halfway, because the contract was breached and I offered a fail proof solution.

Usually, a frank and honest talk with tenants is a best first step to see if an acceptable compromise can be reached .... in this case probably not possible.
