I'd really vet the developer, their past projects, talk to prior partners (GP & LP) to see how prior development deals worked out and how the communication was, etc.

The reason to have comparables is if you are representing someone or perhaps purchasing a house for yourself to live in.

There system has been helpful for someone with no prior experience in the process, from finding properties, lenders, insurance agents, CPA's, attorneys, etc.

You want to focus on areas where you have a competitive advantage (you have lived there or you have family and friends there) and then compare those areas against widespread list of great areas to invest.Good luck!

You need to trust your boots on the ground and verify they have prior brokerage experience and ownership experience.

Compare it to the area you grew up in.

I did this prior to my R2R purchase to ensure my numbers were in the same range as R2R's projections.

This was my first property, I've owned it for about 3.5 years, and "started" in RE about 4 years ago (all stock market investing prior).

I agree with others that not all the companies are created equally and I would take the time out to compare them.
