DSCRs will have slightly higher rates and they also carry prepayment penalties, which kick in if you sell OR refinance the property within x number of years; 3-5 years is common.

I had still kind of been contemplating further research on this program, but you talked me out of it.

Make sure to get legal advice on what you can and can’t do for bill back and what kind of notice period is required in your state. 

While it’s common for PMs to switch utilities to avoid service interruptions, the mistake was not monitoring the usage or cutting power to unnecessary areas once the tenant overstayed.

I'd be surprised if the complex doesn't have individually metered units so you may be able to eliminate the utility expenses unless those are for common areas like walk ways, parking lot or laundry.

I think it's probably less common here but I've often wondered about how difficult it would be to convert a detached garage, etc. on a property from a legal standpoint.
