Had a home inspection done and found it needs some work (Roof will need to be replaced in the next few years, some of the electrical needs work, updating the 2 upstairs units, furnace replacement at some point, etc...).  

Their biggest challenge was finding a reliable cleaning crew, but once they built a team, everything ran smoothly.Let me share another example.

Hi BP, i’m curious if anyone has moved an electrical meter without upgrading service. i recently upgraded a meter and was forced to move it to a new location however now i can’t pass inspection because the service enters the building before the meter (only good route to get to new meter was indoors) i really want to avoid a new electrical drophas anyone found a way to enter the building before metering?

New drywall, mechanicals, windows, electrical, roof, siding- essentially new from foundation up. 

Are there separate gas, electric and water meters for each apartment?

Check w/ the City / County to see what the permitting process is, and what if anything you would have to do regarding plumbing / electrical.

If you warned them and they didn't clean things up that could be a reason. 10.

Are all 4 units metered for gas and electric separately or on master meter? 

Don’t know much about Memphis as a city itself though, I just know crime was a problem back in the day, is that still the case or is the city getting cleaned up and growing?

I would assume the purchase contract has a clause that states title is clean and there no encroachments.
