of those I like next door best because it is hard to fake and the reviews are easily tied to a reviewer in your community.The costs of ADUs vary significantly for various reasons including by ground up vs conversion, difficulty with lot (sloes, access, etc), finishes, and even the size (bigger typically have lower PSF).Good luck

@Roman Balmakov If you are planning on holding the property long term and have enough reserves to cover even worst case scenarios it could still be worth it. 

Even 600k loan at 10% interest costs $165 a day.

Even with the mortgage paid off, some of the $2000 in rent will go to maintenance, repairs and property taxes.

My requests for other matters through MFM have gone nowhere and even after requesting a refund and some help with Prime they sent me a video and an email with a special offer to renew for another year.

I MAYBE could understand if they just hadn't gotten around to having automated credit card tracking like every other accounting software on the planet, but to not even have the option to track them manually is ludicrous.  

And even far less succeed with a multifamily real estate portfolio.

If you're goal is a long term hold, you're almost certainly going to do well even with a market rate deal in any of those states.

This would be an easy decision however I do not think you can come close even with you being active in the process.
