Lending to Entities Only: (Not required but think carefully.)

My experience with S8: There is a reasonably strong correlation between S8 tenants and tenants that do not take care of a rental property. 

What's the health care system look like?  

Higher-quality areas attract tenants who are more reliable and tend to take better care of the property.

A few clients or properties can suck up all of our time and attention and ultimately, prevent us from taking on more business. 

But once you pay attention, you can't not see it again. 

No one cares about your properties like you do.

Without the high leverage you reduce the top source of return in CA RE which is achieve via the appreciation on a high leverage property.
