Yet you can buy 400k, 500k, million dollar plus homes that can cash flow if you find the right markets.And thats where I think str's beat everything and why I will only be doing str's going forward.

Maybe she’s financially illiterate and won’t see what a scam your seller finance offer is, but she did have $100k laying around to buy the property, so probably not.

In North Jersey, buying is difficult from my beginner perspective with high prices, property tax, etc.Barrier to entry feels high in my area.
