Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

I am looking at Indy and Cini, OHI know it's been 8 months but now I am filtering the forums and narrowing down to "multifamily" + "detroit" that I found this post!

I live paycheck to paycheck trying to filter out all these scammers while trying to climb out of this mess. 

Does anyone have a system they use to filter through the endless available markets and narrow down your options to something a bit more manageable?

Trust me they are ******** 5 they say they provide maid service well add this up cause i know they def dont pay the maids this 7 tennants times 89.00  yes not kidding they also demand that you either replace the air filters for the house lolololol. 7 tenants times 20 for filter no joke 140.00 for 2 air filters so how much do they cost at Lowe’s or Home Depot hmmmm for one less than 10.00 they demand you send a pic to them of you changing them if not they send the property manager of 500 names they call her runner,maintenance person ,lock changer , key holder, put up sign person 5 min later on floor, for any of those services  well thats a charge of 65.00.

There is a lot of wisdom here, but, it is best to take that wisdom and channel it through your own filters for your specific situation and specific goals.

I believe my experience in the market can be valuable for both buyers and sellers, but I'm also eager to learn more about building a strong real estate investment portfolio.I'm particularly interested in BRRRR strategy, short-term rentals, and multifamily investing.While I sleep, eat, and breathe real estate most of the time, I also enjoy sports (go Vols!)

If they say yes to every deal you want, they have commission breath and are just trying to get the deal done.
