Drive, Porch, Tub and Surround, touch up paint, Deck Maintenance What was the outcome?

prob just a little paint and deck stain.   

Replacing wood rot on the deck and stairs and replacing the fencing around the back yard.

Added living space in the basement for unit 1 and a roof deck for unit 2.

Depending on your market a flip at that price point may not sell unless it is completely decked out and modernized.

So I would put on my rollerblades and hand out flyers.( I could fly on roller blades back then) Found out don't stick things in mailboxes.

It's a duplex (3/2, 2/1) that needs a complete cosmetic overhaul + HVAC, but has a lot of character (exposed brick, large deck, unique rooms, etc.). 

Complete bathroom remodel with tile standup shower in master, new appliances, new back deck, refinish hardwood floors, paint.

He does mainly decks and other exterior work, but does a little of everything.Also, does anyone know of any resources or guides to learn how to categorize expenses and do bookkeeping for this type of business?

Rats like to burrow so have the exterminator check under any decks or around patios.
