I am getting this message - "This product does not meet California air cleaner regulation requirements, and cannot be shipped to California".Does anyone else belongs to California provide any specific recommendation? 

In talking with our contractor to schedule a walk thru to get a scope of work, he informed us the property belongs to one of independent HMLs whom he has worked with extensively.

Hey @Drew Gelinas,I haven't had this request personally on any of my properties, but know people in another STR investor community I belong to that have, and that actually seek them out by developing relationships with insurance companies in their area. 

Recently, we have seen an influx of bidders get loans under agreement and then after a month of due diligence (where it should take about two weeks) come back and try and fade a bid for reasons that make zero sense.I know in traditional real estate people will put an offer and then get an inspection done to try and renegotiate the price.For note investing, buyers should remember it is a very small circle of investors and if this is your MO, then it will not be long before you get blackballed For example, if a loan has a balance of $100,000 and you will pay $80,000 and the seller has a value of $275,000 for the property and your bpo comes in at $260,000 - trying to explain tot he seller you need to fade your bid because there is $160k in equity not $175k is not gonna fly.

Do you belong to a credit union or have a 401k plan you can borrow from? 

The NAIC affiliated club I belong to, has resulted in almost a 10% annualized rate of return for me over the past 16 years.  

But that makes the sizes of them difficult to make homes, so you remove walls, which makes the engineers cringe......You've probably heard all this before from more reputable and authoritative sources than myself, so I won't be long-winded, and I definitely won't be a naysayer. 

During this time, apparently all but one of the meters had been disconnected - a meter belonging to one of my tenants.

She just received notification from the bank that she has 15 days to remove her belongings from the property.
