You need representation that has a lot of experience to avoid common issues like early terminations, performance of that location for tenant, etc..Rule #1 is make sure you are happy with market rents for the building (not what current tenant is paying).

If this is a large corporation it may make a difference, or if the landlord was that bad and a point needs to be made, then maybe.2022 ...Sadly, landlords have found a way around the law by stating in their standard lease that in order to be "released from liability," for vacating early, a lessee may pay an "Early Termination Fee."

The Cosigner Agreement states they are financially responsible, all communication will take place through the actual occupants, I don't deal with helicopter parents, they are responsible for payment of rent as well as any cleaning/repairs after termination, etc.Don't forget it's not easy to sue a cosigner if they live in another county.

What may be somewhat unique is the retirement account isn’t technically a 401k that I can access whenever I want - it’s private company stock which I can only cash out upon death, termination, or retirement.
