If a market is abnormally profitable, it's going to attract more entrants, which will push profitability back to normal levels.

Just last month, from what I read in the Wall Street Journal, there’s been a growing interest in these more under-the-radar markets.. places like Casper that might not scream top-of-the-charts popularity, but quietly attract buyers who appreciate untapped potential.

Then when you have some sort of portfolio and your face and name goes around, you naturally will attract people who will want to work with you.

You do need to have a solid PM, you can attract not great tenants.

Reunion attracts a more affluent clientele, so theming must be on point or if no real theming, the fit and finish has to be superior to what they can get elsewhere.

Its essentially in the longterm best interest of the property owner to ensure there is a non-compete clause in all leases; merely for the benefit of securing longterm relationships with the tenants.A diverse tenant mix can attract a wider audience and contribute to a more vibrant environment.
