Unfortunately, this is the primary reason I do not use third party vendors for rent payments, and I have posted on here a few times about this (usually when someone posts about a fraudulent clawback), despite the throng of enthusiasm for the continued use of these methods.Each one of my tenants is given a pre-designated bank account (idenitifed in the lease) to which they deposit rent.

There will be more competition when they inevitably come closer to 5%, so acquiring properties with assumably negotiable prices could be a massive hidden gem for you though the APR sounds scary!

This quote is as of May 2024.There is a big delta between the interest rate and the APR, is that because their is no origination fee and it's getting rolled into the APR.

It helps to have a conversation with a lender in advance (if you are serious...don't waste anyones time) to explain your situation and see if there are any red flags.For single family or 4 units and under a pre approval is also not needed but does go along way.

check with a local attorney there are rules for filing liens of course anyone can file them but that does not mean they were filed legally.. in most states you have to give a PRE lien notice in writing and by certified mail.. you have time limits to file it.. so if they try to cloud your title they are taking a risk of slander of title. not that they have any money to pay if they lose but you can fire back with that if you need to.
